
Jang Woo Hyuk
 has been sued for not returning the security deposit to the company who
 previously leased his building, and in response, he and his agency have
 fired back.
On the 27th, the educational consulting business ‘A’ filed a lawsuit 
against Jang Woo Hyuk demanding their 200 million KRW (approximately 
184,000 USD) rental deposit back. ‘A’ said, “In 2008, we signed a 
contract with Mr. Jang to rent the 2nd-5th floor of the Gangnam 
Shinsadong building that he owns with a 200 million KRW security deposit
 and a monthly rental fee of 12.5 million KRW (approximately 11,500 
USD). We gave him back the property on February 1st, when our lease 
ended.”
They explained, “Before we returned it, we used 37 million KRW 
(approximately 34,000 USD) to return everything to its original state. 
But even then, Mr. Jang required that we return everything back to its 
original state, and refused to return our security deposit. You cannot 
request a return to the original state from property damage that 
occurred from everyday use.”
Jang Woo Hyuk and his reps responded, “From the 2nd to the 5th 
floor, there is a lot of damage to the floor and the walls. They should 
have put it back to its original state, but they kept saying that the 
damages came from natural use and did not fix them. ‘A’ only made small 
repairs such as replacing the door handle, but they didn’t repair 
anything more costly such as the floor. It would cost us a lot of money 
to fix it. We tried to find a middle ground through talking, but we’re 
in a difficult position because they took it to court. We’re going to do
 our best to talk with them, but if that does not work, we will be 
taking legal measures as well.”
